There are a few simple signs that your roof will give you when it needs to be replaced.
- Granular loss– Think of this as sun screen for your roof. As a roofing shingle ages it gradually looses is ability to protect its self from the suns UV rays through the loss of granules.
- Missing, cracked or curling shingles– These are the most obvious indications that your roof is short for this world. These problems are usually caused by lack of proper ventilation or storm damage.
- Excessive algae, lichen or moss growth– If your roof has dark black streaks or fuzzy green moss it doesn’t necessarily mean you need to replace your roof. This condition left untreated or cleaned properly can drastically reduce the lifespan of your roofing. It is using your roof as a food source, and setting up a network of tiny root systems loosening the granules on your roof. If you have this problem combined with both or one of the above mentioned problems roof replacement may be your only option.
- Stained or molded ceilings– This is probably going to be the first indication you will receive that your roof has a problem. Water falling from a leak above in your roofing will stain and discolor your drywall and in more severe cases mold may form or the drywall may fall from the ceiling completely.
